We understand the need for flexibility in times like this. so, if you book our villa today and you need to cancel your trip, even 1 month before arrival, we will convert your booking into a credit note valid for 24 months! either you want to travel or not. either you have insurance or do not. it’s that super simple!

Our vacation Villas are stocked in such a way that you always feel like you are coming to a Luxury hotel plus the advantages of a total private with plenty of spaces accommodation. Our Villas have full kitchens, private pools with some villas having game rooms, hot tubs and BBQ grills. You will be able to enjoy a full-service villa while you are on vacation rather than a small, cramped hotel room.
Depending on your need, we find groups love vacation Villas because they can get their entire team together in one Villa rather than splitting them up over several hotel rooms with parents splitting up to watch over the kids. Groups can shop local and fix meals in a full kitchen stocked with pots, pans, dishes and silverware rather than have to eat out every meal, which can be costly.
We cater to Group vacations where each group rents their own unit size, 1, 2, 3 bedrooms or larger (depending on group size) and they all share in Villa amenities together.

As you explore the villas we represent, you’ll see that many villas are often much less than prices at hotels of the same quality standard. When you factor in all the benefits and amenities of a private villa, you’ll quickly realize that villas offer a superb value. For example, three rooms at a high-end hotel may run you $900/night per room, while one 3-bedroom luxury villa with the same amenities and services could cost you $1600/night. That’s a savings of $1100/night!

Each of our villas is selected for our Vacation Rental Program based on the following criteria:

Condition – age of the property, maintenance practices, level of housekeeping proficiency, individual cleanliness, grounds maintenance, equipment maintenance, and upkeep.

Location and Views – Oceanfront, beachfront, Oceanview, resort area or residential area, noise, privacy, neighbours. Proximity to activities, dining, beaches, hikes. Beauty and variety of views.

Amenities – Number of bedrooms and baths, fans or air conditioning, pools, Jacuzzis, water features, wet bars, poolside dining, media/TV/CD/VCR.

Quality and Décor – Factors as cost of construction per square foot, quality of interior furnishings, art collection, textiles, type of bedding and linens, the newness of towels and linens, down pillows or foam.

Design – Is this a great villa with good Feng Shui, well designed, well-lit, large enough bedrooms, spacious, functional kitchen, gracious living and entertaining areas, good airflow? Does the villa have outstanding architectural qualities, and does it provide an uplifting experience of a perfect vacation stay?

BOOKING QUESTIONS

Villas that have an "instant booking" option allow you to book and pay in just a few clicks

Villas that have an “instant booking” option allow you to book and pay in just a few clicks on the website.

Villas that are listed as “on request” require you to send a booking request before booking a villa. You will proceed as if you were making a standard booking, and your booking request will be sent to us, who must confirm it. We have to check within a given time frame if the villa is still available before accepting your booking request. After this is done, you will receive the booking confirmation from us with all further information. If we decline your request, your booking will not be processed and will be cancelled immediately. No payment will take place.

Perhaps you will send a booking inquiry before booking a villa. This booking inquiry is usually just a question; thus, your payment data won’t be necessary. Only your contact details are needed so that we can answer you.

When you find the vacation home of your choice, you can either reserve the property online or speak with a member of our Reservations Team at +30 2108986000. When making your reservation, all we require is a 50% down payment that is a non-refundable, which is applied to your rental cost. The remaining balance is processed 30 days before check-in and will be non-refundable at that point. Guests are welcome to make payments with PAYPAL or STRIPE We also accept WIRE TRANSFER and the following credit cards: VISA, MASTERCARD, AMEX, DISCOVERY.

We implement a variety of security measures to maintain the safety of your personal information when you place an order. We offer the use of a secure server. All supplied sensitive/credit information is transmitted via Secure Socket Layer (SSL) technology and then encrypted into our Payment gateway providers database. It will only be accessible by those authorised with exclusive rights to such systems. They are required to keep the information confidential. After a transaction, your private information (credit cards, financials, etc.) will not be stored on our servers.

Absolutely. Each of our listings includes site-specific photographs and descriptions so you can choose the villa that best fits your needs.

All confirmation and arrival instructions will be sent via email. You will receive a reservation confirmation, including directions and arrival instructions via email within minutes of making your reservation. HELP ON YOUR RESERVATIONS

You can verify the availability of a villa by entering the travel dates and the total number of guests. If the date period is available, you will also see the price.

If you cannot enter the dates on the villa’s calendar, it means that only are allowed specific days for arrival and departure or that the minimum stay required is not met or the villa is already booked.

Most villas can be rented on any dates you desire. Some villas, however, have fixed specific arrival and departure dates. We kindly advise you to search with your desired travel dates so that the offers displayed to fit your needs.

Most villas have a minimum stay of 3 nights. Some villas have more (e.g. 4 to 7 nights).

We know inaccurate pricing is something that many guests have experienced which is why we have a team dedicated specifically to pricing. So long as you input your correct dates and number of guests, the price will always be accurate.

*Please be aware our pricing is subject to change. In order to secure the rate you see online, you must book the home and put down a 50% deposit to hold the property.

Guest are being entrusted with a private owner’s villa, art collections, and valuable personal belongings. A cash security deposit is a good-faith gesture, reassuring that the villa will be well cared for. All security deposits are held in our Client Trust Account and returned with 14 days of departure.

Our Villa hosts are available 24/7. In every email and on your rental agreement you are provided with 2 phone numbers: our office and our 24-hour support line. If we don’t answer, we will call you back right away!

All cancellations must be in writing with a confirmation reply by Quality Brand Villas. These policies are subject to change so be sure to contact us if you discover you may need to cancel.

30 days prior to the check-in date: 50% of the rental amount is refunded.

Less than 29 days prior to the check-in date: 0% of the rental amount is refunded.

There are no refunds for early departures, delayed arrivals, inclement weather, construction or reduction in the number of nights reserved for any reason. We highly recommend that guests purchase their Trip cancellation insurance.

Generally, personal data is only collected when you supply it yourself by creating a user account, submitting a booking request, or contacting a website via email or contact form. In all cases, your personal data will be treated as strictly confidential. For more information, please check the privacy policy of the website.

We are always happy to have guests return to stay with us again. Returning guests will receive a promotional code and a special discount is offered for referring friends or family too. We will go the extra mile to earn your return.

ACCOMMODATION QUESTIONS

Check-in time is after 3 p.m. Since we want to ensure everything is in good working order to make your stay enjoyable, please note that you will have access to your property at that time. Again, to ensure that everything is pleasant and enjoyable for those arriving after your departure, we ask that you please depart the property before 11 a.m. Upon request, early check-in or late checkout may be arranged based on availability. An additional fee of half the nightly rate will apply to receive an early check-in/ late check out to guarantee availability.

Find the check-in and check-out timing in the confirmation email. If your arrival differs from the check-in timing please contact the provider/key holder for an agreement.

The Villa host will do the Check out with you. Please make sure you did not leave any items behind and please place all perishables in the trash bags and dispose of them properly. In case you go earlier of the Check out time we only ask that you lock all windows and doors, and leave the keys inside the Villa.

VILLA MARTINELI QUESTIONS

The maximum occupancy for each property is listed in the unit description section on the website or will be provided when you reserve your property.

Each villa is individually owned and it is at the owner’s discretion to allow any “event” hosted at the property during your stay. Events include but are not limited to weddings ceremonies/ receptions, birthday parties, family reunions, and any other large gathering that exceeds the predetermined maximum occupancy of each individual property. All events must be pre-approved with us prior to reservation confirmation. Failure to do so will result in immediate eviction with no refund.

There is nothing nicer than being able to invite friends and family to join you while you’re on vacation.  In most cases, you are welcome to have guests during the day within reasonable limits.  You are required to ensure that your guests respect the property, neighbours and noise restrictions. Overnight guests should never exceed the maximum occupancy.

Quality Brand Villas is not responsible for any lost, stolen, or damaged personal items. If you have lost an item during your stay, please notify us as soon as possible. We will contact the cleaning company and/or inspect the villa in an effort to help you in locating your missing item. If we discover any personal property, Quality Brand Villas will notify you to arrange retrieval. If you do not claim your lost personal property within a month, we will donate or dispose of the items. You will be responsible for paying for any and all shipping charges plus a $15 handling fee.

If you damage or break something in the villa you are staying in, stay calm and contact us. If the damaged item needs to be fixed or replaced right away, we will advise you on how to proceed. You can also check if your travel insurance or personal liability insurance covers the damages. Please note that we may retain some or all of your deposit to cover damages caused.

Yes, all villas are non-smoking and this rule is strictly enforced. However, smoking is permitted in the patio areas outside.

Most properties don't offer drinkable (potable) water. Please check the Amenities Tab on the property page.

We have a limited number of pet-friendly villas. Please call our staff if you need assistance in finding the right villa for you and your pet.
As much as we love and care for our pets, most of our Villas are not pet-friendly. The Villas have association policies prohibiting pets unless the pet personally belongs to the Villa owner. We know what an inconvenience this can be and we can recommend local kennels who will care for your pet while you stay with us.

In all Greek Islands except for the main towns, there are no named streets and numbers. Only named areas. You can always verify the approximate position of the accommodation through our integrated map. Please be advised that you can zoom in for a better view of the area or change to hybrid view. All villas are within convenient reach to shopping, dining, grocery, pharmacy, entertainment and medical establishments. Additionally, all villas delivery/concierge services are available on the islands.
